October was slow-but-steady as far as real estate sales went in Cambridge last month, with 151 single family residential units being sold over the course of the month.

While this represents a 20.9% decrease in units sold vs. Oct 2016, it’s worth noting that Oct 2016 was unusually active; this October’s sales volume is not too far below what we’d typically expect.

Also worth noting: we continue to see significant increases in selling prices vs. 2016 levels as demand continues to outpace supply.

From the Cambridge Association of Realtors: 

– 151 single family residential units sold – a 20.9% decrease vs. Oct 2016.

– 130 of these homes were detached residential units – a 9.7% decrease in levels reported a year earlier.

-The average MLS® single family freehold residential unit price was $466,638 in October – a 16.1% increase vs. Oct 2016.

– The dollar volume of all single-family freehold sales in October 2017 was $70,462,371 which represents a decrease of 8.2% from a year earlier.
